ROLE OVERVIEW

The Project Executive – K–12 Business Development is a seller-doer leader responsible for establishing TimberQuest’s presence in the Southern California K–12 / DSA market by originating work, shaping delivery strategy, and ensuring successful execution of early projects.
This role is designed for a Project Executive-level builder who can operate across the full lifecycle, from relationship development and pursuit strategy through preconstruction and into early execution. The position requires an individual who can win work through credibility, guide clients through risk, and stand behind delivery outcomes.
The Project Executive will act as a trusted advisor to school districts, program managers, architects, and construction partners, translating TimberQuest’s prefabricated/Flat Packed/Modular approach into solutions that align with DSA requirements, district expectations, and real-world project constraints.
Success in this role is defined by:
  • Establishing credibility in the SoCal K–12 market
  • Securing and successfully delivering initial pilot projects (1–3 projects)
  • Building trusted district and partner relationships
  • Creating a repeatable pipeline based on proven execution

KEY RESPONSIBILITIES

Market Development & Seller-Doer Leadership

  • Identify, qualify, and advance K–12 opportunities across Southern California
  • Lead participation in RFQs/RFPs under a GC submission, proposal strategy, possible interviews, and award execution
  • Own and manage a personal pipeline with accountability for win rate
  • Serve as TimberQuest’s primary representative to districts and partners
  • Build relationships with districts, PM/CM firms, AORs, and contractors

Project Development & Client Translation

  • Translate prefabrication solutions into executable strategies aligned with DSA
  • Lead feasibility, conceptual estimating, and early scheduling with assistance from TimberQuest team resources in NorCal
  • Influence design and delivery strategy (design-build, lease-leaseback)
  • Communicate cost, schedule, and logistics advantages clearly

Execution Alignment & Delivery Oversight

  • Ensure alignment between pursuit commitments and execution delivery
  • Support early project phases and initial installs
  • Validate scope, schedule, and cost assumptions with operations
  • Act as a senior advisor during kickoff and critical milestones

Building the Platform for Scale

  • Deliver initial reference projects in the SoCal K–12 market
  • Establish relationships with key districts and partners
  • Support scalable growth strategy for TimberQuest

IDEAL PROFILE

This role is not a traditional business development position. The ideal candidate is a Project Executive with seller-doer capability and deep experience in the SoCal K–12 / DSA market.
  • Delivered K–12 or public-sector projects in Southern California
  • Strong understanding of DSA workflows
  • Established district and program manager relationships
  • Ability to translate delivery methods into low-risk solutions

QUALIFICATIONS

  • 8–15+ years of experience in K–12 or public-sector construction
  • Experience delivering DSA-regulated projects in SoCal
  • Involvement in winning work and leading pursuits
  • Preconstruction and estimating experience
  • Experience with design-build or lease-leaseback delivery
  • Exposure to modular/prefabrication preferred
  • Bachelor’s degree preferred

PAY TRANSPARENCY LANGUAGE (California-Compliant)
Consistent with California Pay Transparency Requirements, the base salary range for this position is $183,000 - $200,000. Actual compensation will depend on factors such as experience, education, skill set, internal equity alignment, and current market conditions.
